Lease, with a plan, for 21 years of ground with the messuage thereon, with appurtenances, on the north side of Haughton (aka Houghton) Street, St Clement Danes, now in the tenure of Mary Mullins, abutting west to a messuage on lease to Matthew Pitkin, north to a messuage leased to Willliam Birks, east to another messuage now on lease to Mary Mullins and in the occupation of Thomas Hicks, and south to Haughton Street, except the free passage and running of water and soil from other houses of the Duke and his other tenants via channels belonging to the demised premises formerly used for these purposes.
Together with
(i) Agreement to pay additional rent in consideration of the benefit to accrue from the completion of an extension of Stanhope Street to part of the Strand;
(ii) Agreement to kill, dress and order, or cause to be killed, dressed or ordered at the slaughter-house in Sheffield Street, now in the tenure of Richard Rye, all the black cattle, oxen, bulls, and cows which shall be exposed for sale at the demised premises
(iii) Agreement that a heriot of £4 shall be payable on the death or marriage of the tenant and assignment of the lease.
