(ii) another piece of land behind that demised in (i) and separated from it only by the mews, fronting south on the mews and abutting east on other ground belonging to Michael Novosielski, north on other ground belonging to ... Grantham, formerly known as the Cow Yard, together with six stall stables thereon and with appurtenances, together with full use of the gateway leading from Park Lane into the mews except use of all such drains as now are under the demised ground from any other messuage belonging to William Pulteney situated near the demised parcels of land.
